About Ten Twelve
Design-build team
for Miami & the Hamptons
One team. Every detail.
Great projects depend on far more than great construction
They require architects, designers, engineers, contractors, fabricators, vendors and specialists to make hundreds of interconnected decisions, often across different companies, schedules and priorities.
We believe the client shouldn’t have to be the person connecting them all.
Ten Twelve becomes that connective point.
We work alongside every member of the project team while remaining closely connected to our client, creating clarity around what is happening, what comes next, what decisions need to be made and who is responsible for making them.
Our boutique structure is intentional. It allows us to remain hands-on, accessible and personally invested throughout the projects we take on.
Beyond design + build
We don’t just manage
the construction.
We manage what
surrounds it
A project doesn’t begin with demolition, and it doesn’t end when the contractor leaves.
Our involvement can begin alongside the architect during initial planning and continue through permitting, construction, procurement, installation and ultimately move-in.
Along the way, we coordinate details that often fall between traditional scopes, from municipal approvals and building requirements to movers, storage, vendors, deliveries, inspections and final installations.
For clients who entrust us with the entire process, our objective is simple:
Step away from your existing home.
Return to your new one.
We manage everything in between.
A different perspective
Building with creativity.
Managing with discipline
Daniel Perez Founder, Ten Twelve
My path into construction wasn’t entirely traditional. Before spending eight years working alongside design-build teams, I began my career in finance and strategy consulting at Deloitte. That experience shaped how I came to view this industry.
Construction is creative and highly technical, but for many owners the business side feels unnecessarily unclear. Budgets change. Schedules move. Decisions happen quickly.
I saw an opportunity to approach that differently. My background brought discipline to how we manage construction at Ten Twelve through thoughtful budgeting, structured schedules, progress reporting, cost tracking and consistent communication.
The objective isn’t to turn a home into a spreadsheet. It’s to manage the complexity behind the project so our clients can enjoy the creative experience of building one.
Whether a client is evaluating the return on a renovation or creating an extraordinary home without compromise, they should always understand where their project stands, where their money is going and what happens next.
The Ten Twelve approach
Personal by design
Luxury service should feel personal.
We believe in walking the site together. Reviewing materials in person. Sitting at the table with the architect and designer. Knowing the craftsmen responsible for the work. Picking up the phone when a decision needs to be made.
We intentionally maintain a focused portfolio of projects so we can remain actively involved throughout each engagement.
Technology helps us communicate, document and manage our projects efficiently.
It never replaces the relationships behind them.
One team. One vision.

From the first drawing
to the first night home
Every Ten Twelve project begins differently. Some begin with an architect and a set of drawings. Others with an idea, a property or simply a conversation about what might be possible.
Wherever the starting point, our role is the same: bring clarity to the process, bring the right people together and take responsibility for the details required to deliver the vision.
