FAQ

Frequently asked questions

What does an owner's representative do in Miami high-rise builds?

An owner's representative acts exclusively for you. They review contracts and bids, monitor the budget and schedule, audit pay applications and change orders, attend site meetings and coordinate condo-board approvals. The architect and contractor answer to someone accountable to your interests.

How is an owner's rep different from a general contractor?

A general contractor performs the work; an owner's representative performs no construction and holds no financial stake in the trades. That independence means unbiased review of pricing, schedule and quality on your behalf.

Do I still need an owner's rep if I already have a contractor?

That is exactly when it helps most. With a contractor in place, Ten Twelve independently reviews pay applications, change orders, schedule updates and quality, catching issues an owner might otherwise discover too late.
