When should we bring Ten Twelve into a project?
During design development. Early estimating keeps scope aligned with budget while drawings can still adjust, and pre-construction pricing gives your client a real number before construction documents are complete.
Does Ten Twelve execute our documents or design its own?
We execute your design. Our design-and-planning arm supports constructability, millwork and detailing documentation, but authorship stays with your practice. Our role is to protect it through procurement and construction.
How do you handle budgets and changes with our clients?
A structured estimate at each design milestone, transparent cost tracking during construction and a documented change process. Your client sees the same numbers you do.
Can you work under our contract or the client’s?
Either. We most often contract directly with the owner while coordinating through your studio, but we also work under design-led agreements where the practice holds the client relationship. The structure follows how you want the engagement to run.
Which markets can we collaborate in?
Miami and the Hamptons. Miami work centers on condominium and estate renovations; the Hamptons covers new construction and full renovations. For select projects beyond both, owner representation travels.
How do you protect our relationship with the client?
We work to your referral. Communication routes through your studio by default, we do not market to your client, and the relationship stays yours after the build closes.
